Newark and Sherwood District Council's Arkwood Developments submit application for 151 homes in Balderton




Plans for a 151-home development has been put forward by a council.

Newark and Sherwood District Council’s in-house developer, Arkwood Developments, has submitted the application for two sites off Mead Way and Lowfield Lane, Balderton.

The larger plot ­—between Mead Way and Lowfield Lane ­— is disused paddocks, and the smaller site ­— set for development of ten of the 151 plots ­— is a grassed area on the opposite side of Mead Way, north of the Salvation Army building.

One access is planned to the east of the site, north of the Mead Way and Lowfield Lane junction, and a second access next to the existing Hayside Cottage at the north of the site ­— which will be demolished.

Some existing hedgerows will be maintained, creating green corridors and pocket parks through the site, while landscaped areas and wetlands will be created to the southern boundary of the site as well as other green drainage systems.

The 151 homes will be made up of eight one-bedroom maisonettes, eight two-bedroom maisonettes, six two-bedroom bungalows, 30 two-bedroom houses, 68 three-bedroom houses, 22 four-bedroom houses and nine five-bedroom houses.

Each house will have a private garden, with maisonettes positioned for easy access to public open space.

The development will be formed around a central main street, linking the two access points, with a paved central space giving priority to pedestrians and cyclists.

Smaller side streets, lanes, avenues and private drives will branch off the main street.

Pedestrian access will be created from the site to the existing Mead Way recreation ground, public footpath and to Lowfield Lane.

The properties range from single storey buildings at sensitive boundaries, to three-storeys within the denser heart of the development.

Traditional red brick exteriors, interspersed with buff and grey brick buildings, with modern features including large windows and decorative geometric brickwork make up the exterior designs of the development.

The smaller parcel of the site, will include eight semi-detached two-storey brick houses and two flats in a more traditional design.
