Plans submitted for five bungalows on paddock in Coddington
Plans have been submitted to turn a village paddock into a five-home development.
The application, for land off Beckingham Road, Coddington, proposes five bungalows with two detached and a block of three terraced.
The land is currently a paddock, heavily shielded from the road by large hedges, and is adjacent to the redeveloped carpark for The Plough pub which now has three two-storey homes on the site.
The two detached homes, plots one and five, are proposed to be three bedroom bungalows, with a kitchen diner, lounge, bathroom, and one en-suite.
Each of the three terraced homes are planned to have two bedrooms, a bathroom, and open plan kitchen, living and dining area.
The site would have a single access leading to 12 parking spaces allocated based on bedrooms. Each house would also have an EV charging point.
All five homes would be of red brick construction, with red pantile roofing.
A previous application, for six single-storey two-bedroomed homes in two terraces of three, was refused in March 2024 due to the “open countryside” location, failure to preserve the character and appearance of the Coddington Conservation Area, and the lack of variety of housing to “meet identified local need”.
However, planning documents argue that the site’s previous approval for use as carparking means it is a suitable site for development, and stated: “The proposed dwellings will be well screened by the retained roadside trees and are set behind the lined defined by the dwellings in the former car park area, and will not intrude upon the views towards the church.”
