Scheme offers swap option

Part-exchange just got bigger and better for househunters in Nottinghamshire, following the launch of Miller Homes’ exclusive new home-exchange product, MiSwap.

The scheme, available only through Miller Homes, allows buyers to swap their current home for one of the housebuilder’s selected plots, even if there is no difference between the value of the two.

This marks a radical departure from traditional part-exchange schemes, which usually require a homeowner to buy a property worth at least 30% more than their existing home to qualify.

Miller Homes will provide each househunter with a guaranteed buyer for their home, even if they are spending less than what their current home is worth, subject to qualifying with the criteria.

Sales and marketing director Sue Warwick said: “The importance of this service for buyers who are struggling to sell or need to move in a hurry for work or personal reasons cannot be underestimated.

“Until now, part-exchange schemes have generally required buyers to buy a house worth significantly more than their existing home.

“We have just turned this on its head. Buyers can spend the same, more or less to qualify for this new version of MiSwap.”

She said this meant Miller Homes had opened up many benefits to a whole new range of buyers.

These included downsizers, relocators, empty nesters, divorcees and people who just wanted to swap their old home for a new, low-maintenance home.

Sue Warwick said: “Initial feedback for the scheme has been incredibly positive and I am not surprised.

“This is just what the property market needs at the moment. It brings a certainty, security and affordability back into the market and is a win win situation for everyone involved.”

The scheme comes with all the benefits previously offered with its traditional part-exchange package.

There are no estate agent fees, no long chains, a quicker and easier moving process and all the other guarantees that come with a Miller Home like a ten-year NHBC warranty and top customer care record.

Last month, Miller Homes reported that 100% of customers had told independent researchers that they would happily recommend the developer to a friend.

Home exchange with MiSwap is available at selected Miller Homes’ developments nationwide.

This includes The Vales in Bingham where a range of one, two, three and four-bedroomed homes are available, with prices starting from £159,950.

For a customer to qualify for the scheme their home must meet a number of requirements.

The property must reach a certain structural standard, it must have a back garden and it must not be on a new development.
