Applications to transform two former Newark butchers into updated commercial units and flats
Applications submitted for two former town-centre butchers are seeking to create updated retail and living spaces.
An application has been submitted to transform the former F Doncaster butchers on Portland Street, Newark, into a smaller commercial unit with two flats.
The facade of the shop is to remain the same, while alterations to internal walls of the grade two listed building will create space for the first of the two ground floor flats, to the rear of the building.
The commercial space is proposed to be smaller, and have two rooms, a wc and a basement including store rooms and an office, accessed via a retained staircase in the front room of the shop.
To the back of the building a one-bedroom, one bathroom flat with an open kitchen, dining and living space is proposed to back onto the shop, accessed via a side alleyway.
The second flat, across the courtyard to the rear of the property will be created in space currently housing large chillers.
It is planned to have two bedrooms, one bathroom and an open living space.
A staircase currently in the courtyard would be replaced to allow a new entryway and window for the one-bedroom flat.
Two outdoor toilets to the rear of the property would also be demolished.
An application has also been submitted for the former K Porter butchers on Appletongate.
The plans proposed include the addition of a third flat within the building, on the first floor.
The existing flat would be split, with the current living room and bedroom forming one flat with an open plan living and kitchen space, and a bedroom with a new ensuite.
A second flat would be formed of the existing kitchen, the second bedroom with the ensuite removed and the adjacent bathroom currently part of the second-floor flat.
An ensuite is planned to be included in the bedroom of the second floor flat, with a new window to be installed in the room.
Plans to thermally upgrade the exterior walls of the building are also included.
Changes are also planned for the shop frontage on the ground floor.
Painted timber pilasters, fascia and signage matching the proportions of an adjacent shopfront are proposed, alongside new painted hardwood timber framed glazing and new doors for the shop and residential accesses.
Internally a wall is planned to be built separating the shop from the new residential entryway, as well as removing a wall in the hallway which formed the original access to the lobby.
