New bungalow planning application in East Stoke to be decided by Newark and Sherwood District Council planning committee
Plans for a new bungalow have been recommended for refusal by planning officers for a third time.
The re-submitted proposal is for the erection of a one-and-a-half story dwelling on land on Moor Lane, East Stoke.
The plans include two ensuite bedrooms within the roof with dormer windows and at ground level the property would comprise a hall, an open plan kitchen and living room, utility room, lounge, toilet, bathroom, two bedrooms, study and attached double garage.
Newark and Sherwood District Council planning officers previously recommend the application for refusal on two separate occasions, stating that the proposed development would result in an additional dwelling within the open countryside, outside of the main built up area of East Stoke.
The design was not considered to be of exceptional quality or outstanding architecturally and would be an unnecessary suburban encroachment into the open countryside which would “result in an uncharacteristic form of development that would have an adverse impact on landscape character and the rural setting of the village”.
The plans also show that one walnut tree on site would be removed and two others would be affected by ground works, something council officers consider would have a “negative impact on the character and amenity of the local area”.
Despite these concerns, East Stoke Parish Council support the proposals and do not consider the application site to be in open countryside.
This support prompted district ward members, Neil Allen and Simon Haynes, to request that the application be called-in, disputing that the site is within the countryside and that the loss of protected trees and reduced space on the other trees could be mitigated by a replanting scheme.
The planning committee of Newark and Sherwood District Council will now meet to decide the application at a meeting this Thursday, September 7.
