Newark and Sherwood District Council proposes to set council housing rents below national cap




A council is proposing to set it’s council housing rent 2% below the national cap.

Newark and Sherwood District Council’s cabinet met to discuss the proposal for a 5% increase in rent, which will come into effect on April 1 if approved by the full council.

The council argue that the figure of 5% is the most sustainable, affordable and fair increase for residents during the cost of living crisis, which would equate to, on average, a weekly increase of £4.22.

The final figure was chosen following a consultation in which both 3% and 7% rises were also considered.

Tim Wendels, portfolio holder for homes and health, explained that housing authorities are required by law to set their rent charges at an appropriate level for tenants while still ensuring that they can maintain all homes, build new houses and provide support services and repair work.

The proposed increase is 2% below the cap set by central government and 5.2% below inflation levels.

It would bring the cost of a council rented three bed house to £91.94 per week, up from £87.56, while a private rented three bed house was £160.15 per week in 2021 to 2022.

The council is also recommending that a budget of £300,000 is created to further support tenants through a Tenant Welfare Fund.

A Cabinet majority then voted to recommend approval to a full council meeting which will meet on February 4 to reach a decision.
